Description: This building consisted of 6 levels of wood frame construction over a one level concrete parking structure. Only a few years after it was completed, it was experiencing extensive water intrusion from defective waterproofing techniques and design. Construction defects and project repairs included severe dryrot at the roof and its necessary replacement, plumbing supply line and rooftop boiler issues. These issues materialized as stucco cracks, window leaks, exterior walkway decay and concrete podium leaks. A7 was commissioned to investigate the extent and prevalence of the issues and then design efforts to mitigate the damage and provide support in the reconstruction efforts. Rooftop anchors were not installed on the original building so A7 has been working with engineers and façade access consultants to design and integrate new structural davits. A7 Group Inc. also designed and developed new rooftop ventilation because no venting existed on the original roof. A7 prepared a full set of reconstruction drawings and bid documents, which include the detailed scope of repair.
